• Co-signer/Guarantor — May be required for no rental history or no employment (students). One guarantor per household; must have income of 5× monthly rent.

Instead of a traditional large upfront security deposit, Park Place Apartments uses a Security Deposit Alternative (SDA). The vendors we use are The Guarantors and Rhino.

These programs allow renters to:

• Pay less upfront and save more at move-in
• Avoid the headache of getting a deposit back
• Choose how to spend their money today

When residents enroll, they protect their unit the way a traditional security deposit would. Residents are still responsible in the case of excessive damage or unpaid rent. We recommend getting quotes from both vendors and choosing the plan that works best for you.

General Pet Policy:

• Maximum 2 pets permitted
• Pets exceeding 50 lbs not permitted without prior written approval
• Restricted breeds: Pit Bulls, Staffordshire Terriers, Rottweilers, German Shepherds, Chow Chows, Doberman Pinschers, Akitas, Wolf-hybrids, and mixes
• One-time non-refundable pet fee: $200 per pet; pet rent: $25/month per pet

One-Time Fees:

Monthly Fees:

• Amenity fee: $75/mo (covers water, trash, pest control, smart home)
• Electricity & internet: resident's responsibility
• LG washer-dryer combo rental: $60/mo (optional)
• Pet rent: $25/mo per pet

Security Deposit Alternative:

Via The Guarantors or Rhino — typically $500–$700 (replaces traditional deposit).

Move-in costs are a combination of applicable one-time fees plus prorated rent, amenity fee, washer-dryer, and pet rent for the first month.

There is no on-site pool, but Park Place is located adjacent to Fairview Park, which has:

• The Splash — neighborhood pool with slides and children's area
• Pavilions, soccer/football/baseball fields, tennis courts, sand volleyball, playgrounds
• 2.5-mile walking trail
• Pickleball courts

Pet Relief Area:

Designated area on-site. Residents must pick up after pets; waste bags are provided.

Washer/Dryer:

Units have washer/dryer connections but no dryer vent. LG smart washer-dryer combos available for $60/month rental.

Standard Requests:

Emergency Requests:

Call immediately. Examples: water leak that can't be turned off, AC malfunction when outside temps exceed 90°F (after troubleshooting).

Troubleshooting Tips:

• Electric device not working? Check the circuit breaker behind your front door — flip it back on if tripped.
• AC not cooling? Check thermostat settings, ensure air is blowing, check/replace your filter, then check for a frozen copper line on the outdoor unit. If frozen, let it thaw before calling.
